40 Bradleys Head Road
40 Bradleys Head Road is a heritage listed, substantial two storey dwelling built in about 1902 during the early 20th Century residential boom in Mosman. It is an excellent example of the Federation Queen Anne style of architecture. It had been dramatically altered since original construction and the previous modifications were poorly conceived and executed.
The brief from the current owners was to remove the carport, add a media room, dressing room, guest bathroom and gym, and remove all parts of prior renovations that were unsightly and poorly constructed. The residence was to be faithfully restored to its former glory while providing a contemporary way of living for a modern family.
Jetcharm Constructions Pty Ltd were appointed to carry out the work. All work was
to be dcompleted using highly qualified tradesmen and superior materials.
The new work comprised of:- The construction of a double garage with media room over linked to the original dwelling.
- The demolition of the existing deck to the rear and the construction of a covered verandah.
- The construction of a new wing comprising a dressing room, guest bathroom and powder room.
- Refurbishing of all existing bathrooms.
- Relocation of internal stairs, kitchen and Laundry.
- Existing walls and doors removed and replaced.
- The construction of an attic space within the existing roof lines.
- The construction of a covered timber deck and pergola in the pool area enclosure.
The renovation was substantial and took over 18 months. The building period and the contract value increased due to remedial work that was necessary to the existing fabric of the building.
Jetchclrm dealt with all the building issues with patience and diligence. Remedial work was carried out with ingenuity and superior materials. Inferior detailing was corrected. New detailing was carried out in correctly selected and sized materials. AU Jetcharm's tradesmen proved to be the best of their respective kinds.
All the design professionals that were involved have the evidence of their good work to add to their portfolios thanks to the careful execution of the building work by Jetcharm Constructions. The owners have been left with a residence of which they are justly proud.

We have been meaning to send you a note for ages.
We have been enjoying our home so much since we moved in. You need to know that we are 'over the moon' with the final result. You and your team did an amazing job on our renovation. We feel lucky and blessed to have selected you as the builder. The award-wining end product is testament to your skills as builders and craftsmen. It is perfect in every way. As we walk around each week we still discover little things that remind us of your capability and attention to detail, like the staircases or the veranda or the media room, the list goes on. It is impossible to see where the old stops and the new begins; light now fills the home, and a sense of community permeates; there are so many great spaces to enjoy. You brought equal measures of vision and practicality to the task. You raised ideas and opportunities along the way, such as the attic, which is so special. Being an old house, we Iso encountered inevitable hidden problems, and you always brought a creative cost-efficient approach to solving them.We are especially grateful for the way you dealt with us and the numerous other players that comprised the 'team'. You maintained a firm grip on the endless details of time/ cost/ quality, yet you never lost track of the overall big picture, both in construction terms and relationship terms. You fielded an honest, hard working, good-natured team of workers. Meetings were efficient, laughter was commonplace. Tom genuinely looked forward to each week's site meeting. The process was fun. You showed remarkable patience with us as we struggled through various key d cisions. Remember Kica's house paint colour melt-down!
As a result of your working style, we feel so much more connected to the house, and proud of it too. And your dedication to doing a first-rate job of everything was appreciated. We never fost a night's sleep over the two years. Not many renovators can say that!
We also feel like we made two new friends in the process. You are good men.
Our family had to deal with a huge crisis at the end of the project and you were compassionate and understanding. You were there for us both professionally and personally and we are so grateful. There was a risk that the house could have taken on a 'cursed' feeling, but we are pleased to say that it has become a warm and comforting abode - a place to rest and enjoy each other.So Shaun and Simon, thank you for helping us create our dream home.
