Original house; brick and weatherboard with 2 levels

Work completed as follows:

Total reconstruction around existing house;
Added new floor under hand excavated in rock;
Added large balconies;
Changed roof line and curved roofs;
Added double garage attached to house with curved roof;
Added 3 large bathrooms and 1 sauna room;
New brush box floors and stairs throughout;
New large glass windows;
Removed weatherboards and installed harditex sheeting, rendered brickwork and applied accratex coating over with colour added in.

Approximate cost of job including PC items and GST $670,000

Building duration – 11 months

Special features pertaining to job
Access very difficult;
Steep site with no storage for materials;
Narrow street with steep hill that only very small truck could access
