New hardwood floors and stairs

New top storey built off timber and clad with lining boards
New metal roof
Render existing red brickwalls
Paint entire house
Approximate cost of job including PC items and GST $1,350,000.00

Owners moved in after 12 months
Building duration – 14 months
Very difficult access
Large amount of solid rock to remove
Complicated drainage
Complicated rain water and detention system required
Installation of easy living home elevator
Very difficult neighbour
Swimming pool formed roof of garage therefore complicated formwork and water proofing
Very exposed to high winds and seaspray
